Quantity surveyors (QS) are "construction accountants": costing projects, preparing tenders, valuing contractor work, managing claims & variations.
A typical day: taking off quantities from drawings, preparing estimates, monthly site meetings, checking contractor invoices.
Every ringgit of a construction project passes your eyes.

Is this right for you?

A good fit if you: are careful with numbers & documents, want construction without being an engineer, and negotiate well.
Less suitable if you: hate long contract documents.

Fresh graduate RM2,800–4,000 · experienced QS RM4,500–7,500 · after registration (Sr.) RM8,000–15,000 · firm partner or senior commercial QS in development RM15,000–30,000+.

Two sides of the industry, paying differently
QS consultancies — working for the client, preparing estimates, tender documents and valuations. This is the clearest route to registration, because it produces the range of experience the TPC assesses.
Contractors — a contractor's QS prepares tenders, manages claims and variations, and chases payment. Often pays more earlier, and is strongly commercially oriented.
Property developers — client-side QS, usually the best paid at senior level.

The skill that most raises your value
Contract and claims management. Taking off quantities can be automated; negotiating a multi-million-ringgit variation claim cannot.
A QS who genuinely understands construction contract law — and can defend or challenge a claim — is the most valuable person in this profession.

International mobility
QS skills transfer well to Singapore, the Middle East, Australia and the UK. RICS membership helps here. For a profession centred on local law, it travels better than you would expect.

City vs hometown

Construction happens everywhere — QS firms & contractors exist in every state.
Mega projects cluster in KL/Johor/Sarawak (don't forget Sarawak's big builds!).
A registered QS can open a firm back home.

Study path after SPM / UEC

Quantity Surveying degree (BQSM)The full route

The programme must be recognised by BQSM. Not BEM, not LAM — quantity surveying has its own act and board.

Why this profession deserves to be better known
Every construction project needs someone to control cost and manage contracts. Without that, projects run over budget and end in disputes.
That means steady demand tied directly to construction activity — and Malaysia is always building.

Compared with the other two construction professions
Architect — ~7 years to registration, low early pay, requires a portfolio and design talent.
Civil engineer — needs strong Add Maths and Physics, the BEM route.
Quantity surveyor — a shorter route, no portfolio requirement, focused on maths and detail rather than design or physics.
If you want to work in construction but are not a drawer and not a physics enthusiast, this may be the profession that fits you best — and most students have never heard of it.

If you are taking the UEC instead of SPM
Everything above still applies to you — the subjects are the same disciplines, only a different exam paper. What changes is the route after it.
The UEC is not accepted for direct entry into a Malaysian public university degree. That is why independent school students overwhelmingly go to private universities in Malaysia, or abroad.
The UEC is treated as equivalent to STPM and A-Level, and it is recognised in the UK, the United States, Canada, Australia and Taiwan — which is why the overseas rate from independent schools is so high.
And the part that costs families real money — read this one properly:
PTPTN eligibility runs through SPM, and a UEC alone does not carry it. To keep the loan available you need a complete SPM, which means two things people get wrong:
Sejarah must be passed. Since SPM 2013 a pass in Sejarah (minimum E) is compulsory for the certificate itself — fail it and you do not have a complete SPM at all.
Bahasa Melayu is usually required at credit (grade C), not merely a pass.
The institution and programme must also be PTPTN-recognised — check that on the PTPTN gateway before you commit to a college.
The UEC route pushes you towards a private degree, and PTPTN is what pays for it. If you have not sat SPM, sit it — and do not treat Sejarah as the throwaway paper.
These conditions change. Verify the current rules with PTPTN before relying on any of this.

UTM, UM, USM, UiTM, Taylor's, UCSI; polytechnics for diplomas.
Check BQSM recognition.

Public: RM1,500–RM4,000 per year; private RM60,000–RM100,000; polytechnic very cheap.

This profession is regulated by BQSM under the quantity surveyors act — entirely separate from BEM (engineers) and LAM (architects).

Step by step, and how long each takes

  1. SPM — Maths mattersSPM
    Maths is the core — this job is measurement, calculation and cost all day. Add Maths helps but is often not mandatory.
    Unlike engineering, you do not need strong Physics. Unlike architecture, you do not need a drawing portfolio.
    That makes quantity surveying one of the most accessible construction profession routes after SPM.
  2. Quantity surveying degree (must be BQSM-recognised)3–4 tahun
    You study measurement and taking-off quantities, cost estimating, construction contract law, building technology, construction economics, and project management.
    Check with BQSM before enrolling — the programme must be recognised to put you on the registration route. This is not BEM and not LAM; quantity surveying has its own board.
  3. Register as a Provisional QSSelepas ijazah
    Register with the Board of Quantity Surveyors Malaysia (BQSM) as soon as you graduate. Like Graduate Engineer registration in engineering, this starts your experience clock toward full qualification.
    Do not delay this step.
  4. Supervised experience + the TPCBeberapa tahun
    You work under the supervision of a registered quantity surveyor, gathering experience across the required types of work, and keeping records.
    Then you sit the Test of Professional Competence (TPC).
    Keep an experience log from day one — as with the Ir. and Ar. routes, documentation is part of the assessment.
  5. Registered Quantity Surveyor (Sr.)Selepas TPC
    Pass the TPC and you become a Registered Quantity Surveyor, using the title Sr.
    That lets you sign professional documents, practise independently, and hold senior positions.
    Many quantity surveyors also join professional bodies such as RISM, and some pursue international membership (RICS, for example) for regional mobility.

Questions students actually ask

What does a quantity surveyor actually do?
You manage the money in a construction project.
Before construction: measuring quantities from drawings, estimating cost, preparing tender documents, and evaluating contractor tenders.
During construction: valuing completed work for progress payment, assessing variations when the design changes (and it always changes), and controlling cost against budget.
After construction: settling the final account and any disputes.
The real core skill: understanding both construction and contracts — because much of your work is determining who pays for what when something changes, and that is decided by what the contract says.
Is quantity surveying under BEM?
No. Quantity surveying has its own board: the Board of Quantity Surveyors Malaysia (BQSM).
Malaysia's three main construction professions, three separate systems:
Ar.architects, LAM, Architects Act 1967
Ir.engineers, BEM, Registration of Engineers Act 1967
Sr. — quantity surveyors, BQSM
They work together on every project, but their qualification routes are entirely separate.
Why this matters to you: when checking whether a programme is recognised, check BQSM for quantity surveying. Checking the wrong list is an easy way to get the wrong answer about a four-year decision.
Why is this profession so little known?
Because it is invisible. People look at a building and think of the architect who designed it or the engineer who made it stand up. Nobody thinks about the person who made sure it was finished on budget.
But every construction project has one — or it runs over budget and ends in a legal dispute.
Why that lack of awareness is actually your opportunity: entry competition is lower than for architecture or civil engineering, entry requirements are lighter, and demand is steady because it is tied to construction activity rather than one sector.
Students who learn the field exists often find it suits them better than the other two construction professions.
Do I need drawing skill or Physics?
Neither, and that is what makes this profession accessible.
Compared with architecture: you do not need a portfolio, drawing talent, or design ability. You need to read drawings, not produce them.
Compared with civil engineering: you do not need strong Physics or engineering-level Add Maths.
What you do need: solid Maths, meticulousness with detail, patience with long documents, and an interest in money and contracts.
If you like construction but are not a drawer and do not enjoy physics, this is very likely the right profession for you.
Will AI replace quantity surveyors?
Part of the job, yes — and it has begun.
What changes: automated quantity take-off from BIM models, data-driven cost estimating, and document generation. Software can now measure quantities from a 3D model faster than any human.
What remains: managing disputes. When a contractor claims RM3 million for a variation and the client says it was in the original scope, the answer lies in contract interpretation, evidence and negotiation. That is entirely human work.
Practical conclusion: a QS who only takes off quantities will be squeezed quickly. A QS who masters contract law and claims management becomes more valuable, not less — because automation handles the measuring and leaves the disputes to people.
If you enter this field, make contract law your expertise.
Can I work overseas?
Yes, and more easily than you might expect for a profession grounded in local law.
QS skills transfer well to Singapore, the Middle East, Australia and the UK — because the principles of measurement, estimating and contract administration are similar, even where legal detail differs.
RICS membership (Royal Institution of Chartered Surveyors) helps considerably here, and many Malaysian QSs pursue it for regional mobility.
The Middle East in particular recruits experienced QSs for large construction projects, and pay can be well above Malaysian rates.
